  Aside from the absolutely fantastic location, there isn't much that stands out about Grove Pointe. The rent isn't extremely high, but it's not cheap either. (Don't forget that rent goes up each year everywhere, so eventually everyone has to move. I'd call this one affordable for 2-3 years, after that you should get a better deal elsewhere). The building is in decent shape, but not great. The neighborhood has been revitalized with a new pedestrian plaza. The city skyline views are disappearing (can still see the new WTC, but not the Empire State building anymore) with the new, NOISY NOISY construction going on (6a-6p!), but the windows are so dirty you wouldn't be able to see it anyway. You can't hear most of the neighbors, but you can smell their cooking. There are a lot of dogs and babies here. A lot. Dogs and babies. Lots of dogs and babies. They make the building smell like dogs and babies. Large windows are an energy suck as glass is not a good insulating material.
